Not all issues with water-ingress/damp are due to problems with a pitched roof. It may appear that rainwater is coming through the slate/tiles, where in fact it may be due to problems with the guttering and usually down to the final row/set of tiles or slate, where the external skin of brickwork that the guttering is fixed to begins to 'slip/spread' away from the internal skin, which consequently sees the guttering fall short of the final row of slate or tiles allowing water to seep on/in-to the brickwork. This type of issue is notorious and plagues victorian era properties and often the culprit for damp walls on the top floor especially in properties and buildings that previously had long-term water ingress issues irrespective of the issue being resolved. When lime bedded brickwork is saturated with water/moisture over an extended period, even after the fix, the movement can continue unabated until the brickwork has dried.
We have a go to slution for this type of issue. Many roofers might not see this and instead propose an entire re-roof where not necessariry needed and as much as this may resolve the issue, it's overkill and the equivelant of replacing a full door when just the lock needed changing. We have special puspose boards readily available that once installed, enables the extended reach of the final row of slate or tiles so that rainwater is delivered to the gutter as originally intended, avoiding unnecessary expenditure and a much more cost effective solution, representing massive savings across the board (no pun intended).
